Portugal’s current ARI is no longer a residential property-purchase route. Current pathways include qualifying funds, cultural support, research and business/job routes.
Greece
Greece remains property-led, with €800k and €400k standard thresholds and defined €250k special categories such as qualifying conversions and listed-building restoration.
Which client fits which?
Portugal can suit a client comfortable with financial/cultural investment and lower-presence strategy. Greece can suit a client who specifically wants qualifying Greek real estate. Neither is direct EU citizenship.
